Q: What is being proposed at Land West of Imberhorne Lane?

A: Vistry Homes is bringing forward a Reserved Matters application for the development of 550 new homes, a two-form entry primary school, a 150-bed care village, sports and community facilities, and a 40-hectare country park. The development includes affordable housing, green infrastructure, new roads and walking/cycling routes, and developer contributions to support local services.

A: Vistry Homes is part of Vistry Group, which includes brands such as Bovis Homes, Linden Homes, and Countryside Partnerships. They focus on delivering sustainable, mixed-tenure communities, and were awarded a 5-star rating by the Home Builders Federation in the latest customer satisfaction survey.

A: A total of 550 homes are proposed. These will be a mix of 1–4 bedroom properties, including detached, semi-detached, and terraced houses, as well as apartments. Homes will range from two to three storeys, designed to reflect local architecture.

 

A: 165 homes will be affordable — 70% (116 homes) for affordable rent and 30% (49 homes) for shared ownership. These are intended for those who may not otherwise be able to afford a home locally.

A: Yes. Parking will be provided in accordance with West Sussex County Council’s standards to ensure adequate provision for residents and visitors.

A: Yes. A network of green pedestrian and cycle routes will link homes to open spaces, the school, sports facilities, and the wider countryside, encouraging active and sustainable travel.

A: Yes. The range of house types provides options for families growing in size, first-time buyers, and older residents seeking smaller, manageable homes in their local community.

A: No. The built areas are entirely within Flood Zone 1, the lowest category of flood risk. A small area in the far west (woodland) lies in Zones 2 and 3 but will remain undeveloped.

A: A sustainable drainage system (SuDS) including swales, basins, permeable paving, and filter drains will control runoff. Attenuation basins will store excess water, reducing flood risk during heavy rainfall.

 

A: A 40-hectare country park, allotments, play areas, and a central green corridor will provide recreation and ecological value.
